Investment Overview
- Acquisition of an existing 70 room hotel located at 12A Carabella Street, Kirribilli. The Property occupies 1,195sqm of high-density zoned land in Kirribilli, one of the most sought after and land-constrained markets in Australia.
- Burtonwood has co-invested with our development partner, WINIM, who are responsible for delivery of the project and have a strong track record in residential and accommodation developments. Burtonwood has partnered with WINIM on six (6) projects to-date.
- The business plan is to undertake a major refurbishment of the hotel and reposition as a boutique luxury hotel. In addition, the refurbishment strategy incorporates converting an ancillary building on the northern portion of the property into three (3) whole-floor residential apartments.
- The property exchanged in September 2022, with a deferred land settlement.
